What is a measurement or floorplan service?

A home measurement service is just what it sounds like: An appraiser measures the dimensions and area of a property, then draws a basic or highly detailed layout based on your needs. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and often necessary when challenging property taxes or selling a property.

How do home measurement services work?

During a home measurement or floorplan service, an appraiser measures your home or property with a measuring tool — either a tape or laser measuring device. As they move around the house, they make note of the layout of the rooms and other features, like stairs, patios, and pantries. They might make a rough sketch of the property. Then, the appraiser creates a report and detailed floorplan showing the total living area and the overall layout of the home. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a measurement service?

Challenging property taxes

Tax records frequently reflect inaccurate square footage because the values can come from many sources, and sometimes go unverified — meaning you may be paying for more square footage than you actually own! Unless a certified appraiser has recently completed an evaluation on your property (after any remodeling that might have affected square footage), you'll need one to perform a home measurement service before attempting to dispute your taxes. An appraiser will verify an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your house is worth.

Putting your property up for sale

A home measurement service will secure a fair price for your property. Square footage is one of the biggest elements potential buyers examine when purchasing a house — but since these values are often estimated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA could potentially reduce the selling price of the home as well as the number of interested buyers. The only reliable method of using a precise GLA when listing your home or property is to reference a previous appraisal or measurement service carried out by a certified appraiser (after any renovation that might have affected square footage).

For real estate professionals

To ensure that your client's property sells at a price that correctly reflects true market value, we advise requesting a measurement of the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can rest assured knowing the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tool for getting potential buyers interested because they can review the layout and details of the property before and after a walkthrough.
